A&F (formerly known as Abbott and Frost), have been established in Burnham-on-Sea and the surrounding area since 1950. ADVERTISING YOUR PROPERTY

Your property will be listed on our user friendly website with high quality photographs, eye-catching property features and a coloured floor plan. Furthermore, potential tenants will be able to click on the virtual 360° tour which enables them to view the property before arranging an in-person viewing.

To ensure we reach as many potential tenants as possible the property will also be listed on Rightmove, Zoopla and On the Market.

HOW WE FIND A SUITABLE TENANT

We have an applicant list of potential tenants which we keep on record. The Sedgemoor area (which includes Burnham-on-Sea) has recently been listed as the fourth happiest place to live in the UK and as such there is a high demand for rental properties. 

The process of finding the right tenant begins with us meeting them in person and getting to know what their needs are. We see this as the beginning of a relationship that lasts the length of the tenancy and beyond.

Choosing the right tenant is of paramount importance and the success of letting your property depends on matching the right person to the right property.

This is where our experience and expertise really shines through and we are delighted to say that the majority of our tenants happily stay in our landlords properties for many years.

Tenants must be thoroughly referenced to confirm information about their identity, their ability to pay rent and to know that they will treat the property with respect.

It is a legal requirement to carry out Right to Rent checks on all prospective tenants over 18, additional credit checks and references from previous landlords ensure that you and your property are protected.

DEPOSITS

We take a deposit equivalent to five weeks rent (in line with current legislation) and this is then held for the duration of the tenancy with TDS custodial if you opt for our Fully Managed service.

For Introduction Only services the deposit is held with TDS custodial, a small fee is charged for this service. The deposit is returned to the tenant at the end if the tenancy subject to the property being handed back in the same condition as it was (allowing for wear and tear). A reasonable amount of wear and tear on the property must be allowed for in any reasonable length of tenancy.

GARDENS

The tenant is responsible for the upkeep of the garden. It is best to expect to get your garden back on termination of tenancy in a generally tidy but not immaculate condition. It may be that if you particularly value your garden you may wish to have it maintained by an appointed gardener during the course of the tenancy.

REPAIRS

We will carry out any emergency repairs that may cause damage to the property or leave tenants without services. We normally deduct any repairs from the rental account before forwarding this on to you. This way we pay the tradesman direct.

It may be that you have a friendly builder or approved contractor you would like us to use in the event of a problem arising. We are more than willing to place these names and telephone numbers on file.

DO I NEED TO LET MY MORTGAGE LENDER KNOW?

Yes, you should always consult your Building Society, Bank or Lender before renting out your house if lending is secured against the property.

SUMMARY

The letting of property is a business and like any other business it carries a certain amount of risk. It is best to assume that the tenant will not keep the property to exactly the same standard that you would as the owner. We will however, assure you of our best endeavours in making sure that the property is well looked after and that rent is paid on time and up to date.
